How to Compare Apartments in Korea

The fastest way to reduce housing-search fatigue is to eliminate candidates that do not meet your real constraints, then review every remaining complex in the same order.

Step 1: Fix the budget and floor-area band together

A 59㎡ unit and an 84㎡ unit in the same complex can have very different prices. Decide the rooms and usable space you need, set a purchase ceiling, and compare transactions within the same exclusive-floor-area band.

Keep acquisition tax, brokerage, renovation, moving, loan fees, and a safety reserve outside the headline purchase price.

Step 2: Define location needs

List commute destinations, school needs, healthcare, family care, and regular trips. Station access is not essential for every household; drivers may care more about parking and road access.

Separate requirements into must-have, preferred, and irrelevant. Treating every preference as mandatory often produces no usable candidates.

Step 3: Review how the complex operates

Household count, age, and parking ratio are starting points. Large complexes may have stronger management organizations, facilities, and transaction volume, but the experience can vary by building and entrance.

New construction can offer modern parking and equipment, yet defects, management fees, and incomplete neighborhood infrastructure still need review.

Step 4: Cross-check independent sources

Check transaction records against the Ministry of Land system, complex data against K-apt, and school assignment against official catchment maps or the local education office. When values conflict, compare the reference date, unit size, floor, cancellation status, and address used by each source.

Step 5: Inspect what data cannot show

  • Walk to the station or school during the actual commute period
  • Check parking after 10 p.m. and review visitor-vehicle rules
  • Experience sunlight, noise, view, and elevator waits from the relevant building
  • Ask management about repair plans, parking, and community-facility fees
  • Review the property register and agent disclosure before signing
