A score is only useful when its source, reference date, assumptions, and exceptions can be understood. This page explains the main comparison rules and their limits.

Reported transactions

Sale and rental summaries are matched from Korean government transaction reports using identifiers such as complex name, legal-dong, lot number, and floor area. Transactions in the selected floor-area band are preferred; a whole-complex transaction is shown only as supporting context when area-level records are unavailable.

Cancelled or corrected reports and differences in floor, orientation, view, and renovation condition can materially change prices. The latest reported transaction is not an appraisal or a current asking price.

Households, approval year, and parking

Complex details are normalized mainly from K-apt and related public records. Parking per household is calculated only when both the total number of parking spaces and household count are available. Mixed-use parking, visitor rules, and actual registered vehicles are not fully captured by this ratio.

Approval year is a simple age reference. It does not measure renovation quality, defects, maintenance history, long-term repair plans, or redevelopment feasibility.

Transit, hospitals, and retail

Distance and travel-time estimates start from a representative coordinate for the apartment complex. Large complexes may have several entrances, so the route from a particular building can differ. Transit time is intended for comparing candidates, not for guaranteeing a commute.

Nearby facilities are filtered by facility type, realistic distance, administrative-area preference, and obvious sub-place anomalies. Hospitals can remain relevant at a longer distance than convenience retail. Names, operating status, and routes should still be checked on a current map.

Schools and school scores

Elementary information prioritizes official catchment data. The nearest elementary school may not be the assigned school, and a large or boundary-crossing complex may require building-level confirmation. Middle schools are shown from the applicable school group or district; a list of possible schools does not guarantee assignment to one particular school.

School-related scores summarize the available outcome and assignment data for comparison. They do not measure every aspect of teaching quality, student wellbeing, admissions probability, or a child’s individual fit.

Scores, rankings, and missing data

Scores standardize different indicators so users can compare complexes under selected priorities. They are relative comparison aids, not official grades. When a source value is missing, the service may omit that component or apply a neutral rule rather than inventing a precise value.

A high score cannot replace an inspection, contract review, or professional advice. Users should read the underlying facts shown in the detailed report before relying on the order of results.

Updates and corrections

Source systems update on different schedules. Each complex page displays the most relevant available reference date, but recently reported, cancelled, or corrected information may take time to appear.
